  • What are the costs to be borne by the Seller?
    Lawyer or Notary fees and expenses - attending to execution documents
    Costs of clearing title – discharge fees charged by encumbrance holders and
    prepayment penalties.
    Real Estate Commission (plus GST)
    Goods and Services Tax
  • What are the costs to be borne by the Buyer?
    Lawyer or Notary fees and expenses – Searching title, investigating title, and drafting documents
    Land Title Registration fees – Survey Certificate (if required)
    Costs of mortgage – mortgage Companys Lawyer/Notary fee, appraisal (if applicable), Land Title Registration Fees, and mortgage insurance: if your down payment is less than 20% your financial institution will need mortgage loan insurance. You will be required to pay the premium.
    The home inspection: you and your financial institution will likely want to have a professional home inspection.
    Fire Insurance Premium
    Sales Tax (if applicable)
    The Property Transfer Tax: this is a government tax payable when you register title, unless you are an eligible first-time buyer. The tax is 1% of the first $200,000 and 2% of the remainder.
    Goods and Services Tax

    New appliances, gardening (lawn mowers, hoses, rakes, shovels)
  • What is the Deposit amount normally paid by Buyer?
    When you make an offer to purchase, you must place a deposit, which could be as much as 5% of the purchase price. E.g. On a $1,000,000 home: $50,000 for deposit.
